I always love reading blogs about other investors’ investment income. Watching other people’s investment income rise is my second favorite thing (the only thing better is watching MY investment income rise!)

Here is our investment income for July, 2021. This report includes income from dividends, interest, mutual funds, and rental properties.

Overview

Without further ado, here’s what our investment income looked like for the month:

Dividend & Interest Income

Total dividend income for the month was $3,020.81. This is up slightly (5.89%) from last July.

This dividend growth is a bit lower than I’d like, but it’s obviously better than having our dividends decrease.

Rental income

This category includes net income from the 6 rental properties that my wife and I own, plus 50% of the income from 4 rental properties that we own with my mom. This number does not include appreciation of the properties or the decrease in the mortgage balance (those numbers show up in the net worth report).

However, this income is net of all mortgage, tax, and insurance payments. That is, this is a true cash flow report for our rental properties.

All properties are rented and our cash flow was a solid $2,358.78 for the month. This is up about 22x over our rental income from last July of just over $100.

We had a few minor expenses this month, but overall our rental income was very good.

Total investment income this month

Dividend + rental income = $5,379.59

Total monthly income was up 81.9% from last July, primarily due to the roughly $2,000 improvement in rental income from last July.

Overall, a very solid month.

Recap

Looking at our cumulative income through the end of the month, you can see that we are slightly behind where we were the last few years at this time of the year. Hopefully we can continue this improvement and potentially hit $90,000 in passive income this year.
